Waterskiing, tubing and wake boating are allowed on only three Bella Vista lakes, Lake Windsor, Lake Ann and Loch Lomond, and only in the main body of the lake. Coves and anything within 100 feet of shore are no-wake. Jet skis and motorized boats 26 feet and longer are not allowed on POA lakes. Every boat needs a POA registration, and that takes an Activity Card. Read the POA's boating rules before you buy a boat.

The POA's marina is on Loch Lomond.

The Bella Vista POA owns and runs the lakes, golf courses, pools and private trails. The city runs police, fire and streets. Every property owner is a member. Dues are $40 a month for a home and $16 for a vacant lot, per the POA, as of November 2026. A proposed 2025 increase did not pass. A $40 Activity Card is needed to register a boat, and the POA leases annual dock space on Lake Windsor for $350 a year with that card and shoreline mooring for $150.
